As I reflect back on the beginning of Homesville Real Estate 15 years ago, I can’t help but think about the many clients we’ve had an opportunity to serve – and all the lessons I learned along the way. 

Over time I’ve found myself repeatedly sharing these real-life experiences with new clients to help them understand and navigate Austin’s real estate market.  So in honor of our 15th birthday, I’m sharing some of those same lessons with you.

1. Price low to sell high

Don't be afraid to price your home low or to drop the price while it's on the market.  Pricing just under market value can generate more interest in a home and foster a fear of loss for buyers.  When buyers don't want to miss out on a home they often end up offering more than the listing price, ultimately netting the seller more money. 


2. The investor

We are big believers in using real estate to build wealth.  While it may take some personal sacrifices to save the money for investment properties, and even though many investment properties don't cash flow right off the bat, smart investment choices can pay big dividends in the end. Be patient and methodical when building your real estate portfolio.  


3. Go for it

You never know what could happen in a real estate transaction. Don't miss out on an opportunity to buy a house out of fear that your offer won't be accepted. Just go for it.


4. Lessons from a lobbyist

Have you ever purchased an item just because it was on sale and never used it? Try not to let price be the sole influence in your purchase decision.  Find a house that you can enjoy, outside of the price factor.


5. The whimsical market

The market is constantly changing and so are the people who are looking to buy houses. One week a house might be priced too high, and a couple weeks later a new set of buyers could end up in a bidding war over the same house. While an experienced Realtor can guide you on price, no one is ever going to be able to tell you exactly what your home is going to sell for.
